This article explains what actually decides the cost of waterproofing a roof in the UAE, why a serious company measures before it quotes, and how you get an exact figure for your villa without paying anything.
Why nobody can give you a serious price over the phone
A price per square metre sounds precise. It is not. Two villa roofs with the same area can differ strongly in effort: one is a clean concrete slab, the other carries old tiles, gravel, cracked screed and four AC units. The material needed, the preparation work and the time on the roof are different — so the honest price is different too.
A phone quote can only guess these things. When the guess is wrong, one of two things happens: the price rises later through “extras”, or the contractor saves the difference on preparation and material. Both are bad for you. The seven factors that decide the cost
1. Roof size and shape
The area is the base of every calculation. But shape matters too: a simple rectangle is faster to prepare and coat than a roof broken up by parapets, level changes and terraces.
2. The condition of the existing surface
A sound concrete surface needs cleaning and priming. A surface with cracks, hollow screed or trapped moisture needs repair first. Waterproofing over a bad surface fails — preparation is where quality is decided, and it is a real part of the cost.
3. What is on the roof today
Old tiles, gravel, or a failed bitumen sheet system sometimes have to be removed and disposed of before new waterproofing can bond. Removal and legal waste disposal take labour and time.
4. Details and penetrations
Every pipe, drain, AC unit, skylight and service shaft is a point where water can enter. Each one must be sealed individually. A roof with twenty penetrations costs more effort than a bare slab — and the details are exactly where cheap jobs fail. Most leaks start at a detail, not in the middle of the roof. 5. Access
A villa with easy roof access is straightforward. A tall building, or a roof that needs scaffolding or a lift, adds real cost that has nothing to do with the waterproofing itself.
6. The waterproofing system
This is the biggest quality difference between quotes. Cheap options exist: thin acrylic paints and basic cementitious coatings. On a Dubai roof that reaches 80 °C in summer, they age fast. A high-quality liquid membrane — we apply Frankosil 1K, made in Germany — forms one seamless, elastic layer over the whole roof, with no joints for heat and movement to attack. The material costs more per square metre. It is also the reason a 20-year warranty is possible at all.
7. The warranty behind the price
A quote is not only a price for work — it is a promise about the years after. Ask every contractor the same question: how many years of warranty, in writing, and who exactly stands behind it? A low price with a one-year warranty is often the most expensive option per year of protection.
Why the lowest quote often costs the most
Waterproofing is unusual: you cannot see the quality difference on handover day. A thin coating and a full-thickness German membrane look similar when new. The difference shows in year three, when heat, UV and movement have worked on the roof — and repairing water damage inside a villa costs many times the price difference between the quotes. What a serious quote must include
- The measured roof area — measured on site, not estimated from a satellite photo.
- The exact system and material, named — not “waterproofing works” as one line.
